We will collect and deposit rents and maintain profitable income, along with paying
bills and tradesmen for any work done.
- Rent Collections and Legal Matters
Tenants will submit 12 monthly cheques that will be post-dated for the first of every month, or they may grant pre-authorization. In the event of NSF cheques the tenant will be contacted to forward the rent by the 7th and will be charged an administrative fee of $60. If the rent is still un-paid by the 7th we will begin a legal process of collecting rent and/or eviction, the tenant will thereafter be responsible for all additional legal charges as well. - Accounting
All transactions of the property will be maintained in separate trust accounts and at the end of each month, you will be updated with the financial activities of each property. Documents of all transactions will be kept on file for annual financial statements which will be used for taxation and budgeting purposes. - Budgeting
In order to maintain cost efficiency, after signing a management contract with us the property owner will be required to fill out a form stating past expenses of the property so as to assess how and where we can save money in the coming year.
